Living in Sienna: A 2026 Guide to Fort Bend's Resort-Style Community
If you have spent any time looking at homes in our part of Fort Bend County, you have run into Sienna. It is hard to miss. It is one of the largest master-planned communities in Texas and a perennial entry on the national top selling lists, and the lifestyle it sells is right there in the name of half its amenities: resort style.
I help buyers weigh Sienna against Sugar Land's established neighborhoods all the time, so let me give you the honest version. What is genuinely great about it, what you need to budget for, and who it actually fits. No brochure language.
First, the honest geography
Let me clear up the most common point of confusion right away. Sienna is in Missouri City, not Sugar Land. It sits in Fort Bend County, just southeast of Sugar Land, close enough that many people lump them together but technically its own city. For a buyer, that distinction mostly matters for your mailing address and your exact tax entities, not your daily life. You are still in Fort Bend County, still drawing from the same strong school district, still minutes from the same shopping and dining corridors.
The community covers roughly 10,800 acres and is home to more than 20,000 residents across over 10,000 homes, and it is still growing. Johnson Development started it back in the 1990s, sold its first home in 1996, and in May 2019 dropped the old "Sienna Plantation" name in favor of simply "Sienna." The land was once part of a historic sugar plantation, and you will see nods to that history woven through the community.
The amenities are the whole point
This is where Sienna earns its reputation. If your family wants a calendar full of things to do without leaving the neighborhood, very few places in the region compete. You get more than 100 acres of parks and over 30 miles of trails, plus a stack of amenity centers:
- Club Sienna is the headliner, home to one of the largest private water parks in the area.
- Camp Sienna is a 160 acre sports complex with fields and courts for just about every youth sport.
- Sawmill Lake Club is the lakeside hub with pools, a fitness center, and event space.
- Sienna Golf Club & Grille is a semi private course that doubles as a social spot, with a junior golf program and a golf academy.
- A racquet sports club rounds out the active side.
And it keeps expanding. The new Sienna Oaks Amenity Center is opening in early 2026 with a clubhouse, event lawn, lap pool, playground, and sports courts. On top of the facilities, a full time lifestyle team runs a steady calendar of concerts, festivals, and farmers markets, which is the kind of thing that actually turns a subdivision into a community.
The schools
For most families looking at Sienna, the schools are the real draw, and they hold up. Sienna feeds into Fort Bend ISD, with more than ten campuses serving the community and several built right inside it, roughly four elementary schools, a couple of middle schools, and a high school on site. Ridge Point High School and Sienna Crossing Elementary are the names you will hear most, and they consistently rank well.
A word of caution that applies to every master-planned community: zoning can split between campuses from one section to the next, and boundaries get redrawn as the area grows. Never assume a home feeds a specific school. Verify the exact zoning for the actual address before you fall in love with it. I walk through how to do that in my Fort Bend ISD school ratings and zoning guide.
Homes, builders, and prices
Sienna is big enough to span a lot of price points. You can find homes from the $300s all the way past $1 million, with everything from townhomes to luxury estates in between. The median new home price ran around $515,000 in 2024, which gives you a sense of where the heart of the market sits.
There are roughly 15 builders active across the community, including names like Perry Homes, David Weekley, Toll Brothers, Highland Homes, and Taylor Morrison. Each section has its own personality, golf course views in one, gated enclaves in another, cul de sac lots somewhere else. If you are weighing a new build here against other Fort Bend options, I broke down the broader landscape in my Fort Bend new construction guide.
The tax reality (read this part)
Here is the fine print nobody puts on the amenity brochure. Sienna, like most newer master-planned communities, carries MUD (Municipal Utility District) taxes on top of the standard city, county, and school rates. Those bonds funded all the infrastructure and amenities you are buying into, and you help pay them back through a higher total tax rate, often north of 3%.
That is not a reason to avoid Sienna. It is a reason to run your real monthly number before you commit, because the difference between a 2% and a 3.2% tax rate on a $500,000 home is several hundred dollars a month. An established Sugar Land neighborhood with retired MUD bonds can carry a noticeably lower rate than a newer Sienna section. Neither is automatically better, they are just different math. I lay out how MUD and LID taxes work in my Sugar Land property tax guide, and the same principles apply here.
Location and commute
Sienna sits about 27 miles from the core of Houston, but the drive is better than that number suggests thanks to the Fort Bend Parkway Toll Road, which gives you a fairly direct shot to Downtown, the Texas Medical Center, and beyond. Most residents see commutes in the 20 to 35 minute range to those job centers, traffic depending.
For daily life, you are well covered. There is an H-E-B and a Kroger Marketplace nearby, a Star Cinema Grill, and a growing mix of restaurants, coffee shops, fitness studios, and services along Sienna Parkway. You are not driving to Sugar Land for groceries, though it is right there when you want more.
Who Sienna is right for
Let me give you my straight read after years of showing it.
Sienna is a strong fit if you want a true resort style lifestyle for your family, you value a deep bench of amenities and a busy community calendar, the on site Fort Bend ISD schools line up with your kids, and you are comfortable with a newer community's higher tax rate in exchange for all of it. For a lot of growing families, that trade is exactly what they want.
Look harder before you commit if you are chasing the lowest possible tax rate, you want a short commute to a job inside Sugar Land proper, or you prefer the mature, tree canopied feel of an established neighborhood where everything is already built out. In those cases, an established Sugar Land community like First Colony or Sweetwater might serve you better. If you are torn between areas, my Sugar Land neighborhoods guide is a good next read.
The honest truth is that Sienna is excellent at exactly what it sets out to be. The only mistake I see buyers make is falling for the amenities without running the tax math or checking the specific school zoning. Do both, and you will know quickly whether it is your place.
Frequently asked questions

The bottom line
Sienna is one of the best amenity packages you will find anywhere in Fort Bend County, with the schools and the home variety to back it up. It is not the cheapest place to own once you factor in the tax rate, and it is Missouri City rather than Sugar Land, but for the right family those are easy trades for the lifestyle it delivers.
