Telfair Community Guide: Living in One of Sugar Land's Most Distinctive Neighborhoods (2026)

A local's guide to Telfair in Sugar Land: the 70 acre lake and white bridges, the Fort Bend ISD schools, home prices, the levee district that runs the lake, and the surprising prison-to-museum history behind the community.

Telfair Community Guide: Living in One of Sugar Land's Most Distinctive Neighborhoods (2026)

If you have driven through Sugar Land, you have probably passed the white arched bridges over Telfair's lake without knowing the story behind them. Telfair is one of the most recognizable communities in the city, and one of the most interesting, once you know how it came to be.

I get asked about Telfair constantly by buyers who want that established, walkable, lakeside feel inside Sugar Land proper. So here is the honest local guide: what it is, what it costs, the schools, and the things that actually matter before you buy here. For how Telfair fits among all the Sugar Land communities, my ultimate neighborhoods guide maps the whole picture.

The short version of a very unusual history

Telfair has one of the more surprising backstories of any master planned community in Texas. The land was once part of the Central State Farm, a Texas prison unit. In 2002 the State of Texas sold a large parcel of that land to Newland Communities, a national developer now part of Brookfield Residential. Newland broke ground on Telfair in early 2005, and the community sold out by 2014.

That heritage is not hidden. Newland donated the historic prison building so it could become the home of the Houston Museum of Natural Science at Sugar Land, which sits right at the edge of the community. And the community center, Telfair Central Hall, was built as a replica of the 1930s Imperial Sugar Company char house, a nod to the sugar industry that gave Sugar Land its name. It is a rare thing, a neighborhood that actually tells you where it came from.

The lake, the bridges, and the levee district

Telfair's signature is its 70 acre lake and park system, with the arched white bridges that have basically become a symbol of the community. Spanning just over 2,000 acres, Telfair sets aside more than 250 acres for recreation, with walking and biking trails, wetland areas, and neighborhood parks woven through it.

Here is a detail most buyers never hear, and it matters for your budget: the lake system, the trails, those iconic white bridges, and a large share of the community landscaping are overseen by the Fort Bend Levee Improvement District. That is the same kind of levee district I explain in the flood zone guide, and it shows up as a line on your tax bill. The levee protection is a real benefit, but the district tax is part of the true cost of living here, so factor it in from day one. My property tax guide covers how these districts stack up.

On the amenity side, residents get a roughly 9,000 square foot community center, two pool complexes, and the parks and trails that make the lake the center of daily life here.

Homes and prices

Telfair is a resale community now, not a new build one. Because it sold out years ago, you are almost always buying an existing home from another owner rather than from a builder, which is a different process than shopping a brand new section elsewhere in Fort Bend.

The housing stock is varied. Telfair has close to 2,900 single family homes in a mix of styles, from Mediterranean to Tudor to more contemporary designs. Homes generally run from around 1,900 square feet up to about 5,000, with a lot of the community landing near the 3,500 square foot range, and floor plans commonly in the three to six bedroom range.

On price, Telfair has recently traded from roughly the mid $400,000s up past $1.3 million for the larger and waterfront homes, so it spans from attainable move up money to genuine luxury depending on the section, the size, and the lot. Those numbers move with the market and by month, so treat them as a range and ask me for what is actually active and what things are truly closing for before you set your budget. If you are shopping the lower end of that range, my under $500,000 guide is a useful companion.

Schools

For a lot of Telfair buyers, this is the whole reason they are looking here. Telfair is zoned to Fort Bend ISD, and specifically to a well regarded feeder path: Cornerstone Elementary, Sartartia Middle School, and Clements High School. Clements in particular has a strong academic reputation and is one of the schools that draws families to this part of Sugar Land.

One caution I give every buyer: school zoning is set by address and districts can adjust boundaries, so never assume. Confirm the exact campus for the specific home you are considering. My Fort Bend ISD zoning guide walks through how to check.

Location and lifestyle

Telfair's location is a big part of its appeal. It sits close to US 59 and Highway 6, which makes the commute toward the Texas Medical Center, the Galleria, or downtown Houston reasonable by Sugar Land standards. Sugar Land Town Square, with its restaurants, shops, and events, is minutes away, and the Houston Museum of Natural Science at Sugar Land is right there for families.

The feel inside the community is what sells people, though. It is established, tree filled, and built around the lake, so evenings on the trails and the bridges are a real part of daily life here rather than a marketing photo. Telfair was even named a Community of the Year by the Greater Houston Builders Association, which tells you the design was recognized as something above the standard suburban template.

What I tell buyers before they commit

A few honest points from selling in this area:

  • Budget for the district taxes. The levee district that maintains the lake and bridges is part of your carrying cost. It is worth it for a lot of buyers, but know the number before you write an offer.
  • It is a resale market, so condition varies. These homes were mostly built in the mid 2000s to early 2010s. Many are beautifully kept. Some will want updates. Always get the inspection, and read the seller's disclosure closely.
  • The good listings move. Because Telfair is established and desirable, well priced homes in the right sections do not sit long. If this is your target, be preapproved and ready to tour quickly. My offer playbook covers how to write a strong offer without overpaying.
  • Verify the school zoning and the flood picture by address. Both are set property by property, not community wide.

My honest take

Telfair is one of those Sugar Land communities that earns its reputation. You get an established, walkable neighborhood built around a genuinely beautiful lake, a strong Fort Bend ISD feeder path, quick access to the freeways and Town Square, and a history you can actually point to. The tradeoffs are the district taxes and the fact that you are buying resale, both of which are completely manageable if you go in informed.

If Telfair is on your list, reach out before you start touring. I will tell you which sections fit your budget and priorities, what the real monthly cost looks like with the district taxes included, and how to move quickly when the right home comes up. That conversation is free and never pressured.

This article is general information for buyers, not financial advice. Home prices, community details, tax rates, and school zoning change over time and vary by address, so confirm the current specifics for any property with your agent, the Fort Bend Central Appraisal District, and Fort Bend ISD before relying on them.
