Those four numbers tell a story most listing pages will not tell you. Telfair carries almost twice the inventory of Sugar Land as a whole, which means you have real choice and real negotiating room here. At the same time the median home sells in 19 days, faster than the citywide pace. Both things are true at once, and the explanation is simple: sellers who price to the market get taken quickly, and the rest sit and wait. As a buyer that is a good position to be in. You get selection without the frantic pace, as long as you can tell which homes are priced to sell and which are priced on hope.
Source: HAR MLS, 23 closed single family sales in Telfair between February 19 and August 18, 2026, compared against 668 closed sales across Sugar Land in the same window. Twenty three sales is a small sample, so read these as direction rather than a guarantee, and ask me for the current week's numbers before you decide on a specific home.
About Telfair
Telfair sits at the geographic center of Sugar Land, and it is the one master planned community here where the developers decided walkability mattered more than lot size. Streets are narrower on purpose. Homes sit closer to the sidewalk. There is a central lake with trails running through the middle of it rather than a golf course wrapped around the edges. If you grew up thinking a nice house means a big yard, Telfair will feel like a trade. If you would rather walk to the pool, the museum and a coffee than mow on Saturday, it will feel like the point.
Homes here typically run from around $500,000 into the $1.5 million range, with the median landing at $739,000. Construction is mostly brick and stone with covered porches, and floor plans generally fall between 2,500 and 5,500 square feet. You will find a mix of traditional custom homes and upscale patio homes, and the patio home segment is worth knowing about, because it is often the quieter way to buy into this school zone without buying all the square footage that usually comes with it.
The north end of the community is anchored by the Houston Museum of Natural Science at Sugar Land, which is a genuinely unusual thing to have inside a residential neighborhood. Residents also get community centers, a resort style pool, pocket parks, playgrounds and the trail system that loops the lake. The retail along Telfair Avenue makes a handful of errands walkable rather than a drive.
On location, Telfair's central position is the practical selling point. Highway 59, Highway 6 and the Fort Bend Parkway Toll Road are all close, which puts the Texas Medical Center, the Galleria and downtown Houston in the 25 to 35 minute range outside of the worst traffic. For a household with one commute into the Medical Center and one that stays inside Fort Bend County, this is one of the easier compromises in the area.
If you want the longer story of how Telfair was built, the lake and levee district, and what living here is actually like day to day, I wrote that up separately in the Telfair community guide. This page is the numbers and the buying decision.

Telfair is inside the City of Sugar Land, so city services and the city tax rate apply. That is not true of every community carrying a Sugar Land mailing address, and it is worth checking on any address you are considering.

An Honest Read
Who Telfair actually fits
It works well if
- You want to be central in Sugar Land and split commutes in different directions.
- You would trade yard for walkability without thinking twice about it.
- The Fort Bend ISD zoning is a real factor in your decision.
- You want selection. At 9.7 months of inventory you can be patient and compare.
- You are open to a patio home, which is often the value play in this zone.
Look elsewhere if
- You want a big private lot. That is not what this community was built for.
- You want golf course frontage. Sweetwater is the better fit for that.
- You need to be under about $500,000. Greatwood and New Territory stretch further.
- You want brand new construction. Most of Telfair is established.
- You are counting on fast appreciation. Inventory here is deep right now.
I would rather tell you Telfair is wrong for you now than sell you a house you resent in two years. If the second column describes you better than the first, say so and I will point you at the communities that actually match.
Common Questions
Telfair Questions, Answered
What is the median home price in Telfair?
The median sale price is $739,000, based on 23 closed sales between February 19 and August 18, 2026. That sits well above the $485,000 median for Sugar Land as a whole. Where a specific home lands depends on the section, the lot, the square footage and how recently it was updated.
Is Telfair a buyer's market or a seller's market?
Telfair carries roughly 9.7 months of inventory against 5.2 months for Sugar Land overall, the deepest selection of any established community here, and that clearly favors buyers. The twist is that correctly priced homes still move fast, with a 19 day median. So there is room to negotiate on the homes that have been sitting, and very little on the ones that just came on priced right.
How long do homes take to sell in Telfair?
A median of 19 days, faster than the 31 day median across Sugar Land. Combine that with the high inventory and you get the real dynamic here: the market is picky rather than slow. Good homes at fair prices go quickly and everything else waits.
What schools is Telfair zoned to?
Fort Bend ISD, including Clements High School, Sartartia Middle School and Cornerstone Elementary. Fort Bend ISD has been actively running rezoning scenarios this year, so confirm the current assignment for the specific address before you write an offer rather than relying on a listing description.
What are property taxes in Telfair?
The estimated total rate runs about 1.8% to 2.2%. That combines city, county and school district taxes plus the MUD or LID assessment attached to the section, which is why two Sugar Land neighborhoods a mile apart can carry noticeably different rates. Ask for the exact rate on any address you are serious about, because on a $739,000 home the gap between 1.8% and 2.2% is roughly $250 a month.
What amenities does Telfair have?
A central lake with connected walking trails, a resort style pool, community centers, pocket parks and playgrounds, plus the Houston Museum of Natural Science at Sugar Land anchoring the north end. Amenity access and fees are set by the HOA and dues vary by section, so ask for the current schedule when you tour.
