Buying a home in Richmond

Richmond is where most of Fort Bend County's new construction is going, and where a mailing address tells you almost nothing about which city you actually live in. Here is the market, the communities, and the one thing every buyer here should check before writing an offer.

Set those against the metro. In July 2026 Greater Houston carried 5.5 months of inventory and a record 40,750 active listings, the most in the history of the Houston Association of Realtors, and the median price still rose 0.6% to $340,000. Record supply with prices holding is not the crash that headline usually implies. It is a market that has stopped rewarding urgency.

In Richmond there is a second layer on top of that, and it matters more than the metro number. A large share of what is for sale here is new construction, which means you are often negotiating against a builder rather than against a family. Builders behave differently. They will frequently move on incentives, closing costs or a rate buydown before they will move on the headline price, because the headline price sets the comparable for every remaining home in the section. Knowing that changes what you ask for and in what order.

Two numbers from that pull that prove both points above. 429 of the 1,214 Richmond address homes that closed in those six months were new construction, about 35 percent. And 276 of them, roughly one in 4, were zoned to Fort Bend ISD rather than Lamar CISD. Same mailing address on the envelope, different district on the tax bill.

Sources: Richmond figures from HAR MLS, exported September 7 2026, single family homes with a Richmond address in the two HAR Richmond market areas, 1,214 closed sales between March 11 and September 7 2026. Rosenberg addresses in the same export are excluded (444 sales, median $348,770). By ZIP: 77406 north of the Brazos closed 656 sales at a $413,700 median, 77469 closed 406 at $355,459. Months of inventory is the 1,206 active listings on September 7 divided by the six month sales pace, my calculation rather than a HAR published figure. Metro figures from the Houston Association of Realtors July 2026 report, released August 12 2026. Metro covers Greater Houston, a much larger and more varied area than Richmond, so treat it as background rather than a read on a specific community. Ask me for current numbers on any community you are considering.

What Richmond actually is

Richmond is the county seat of Fort Bend County, sitting on the Brazos River southwest of Houston, and it is genuinely old by Texas standards. The historic downtown, the courthouse and the river are the parts that feel like a small town with a real history rather than a subdivision with a gate.

That is not what most people mean when they say they are buying in Richmond. They mean one of the master planned communities that have gone up across this part of the county over the last fifteen years, most of which carry a Richmond mailing address without being inside the City of Richmond at all. That distinction gets its own section below, because it is the single most common source of confusion I run into out here.

The reason all the building happened here is simple: this is where the land was. Sugar Land filled in. Missouri City filled in. Fort Bend County kept growing, and the developable ground was west and south, which is where Richmond and the unincorporated county around it sit. The Grand Parkway made it work by letting people move around the west side of the metro without funnelling through the middle of Houston first.

For a buyer that produces a specific set of advantages. You get newer homes, newer amenities, and communities designed as a whole rather than assembled over decades. You get builder inventory, which in a balanced market means leverage. And you generally get more house for the money than the equivalent in Sugar Land, because you are further out and the land was cheaper.

The trade is also specific. You are further from everything that is not on the west side. Your tax rate is likely to include a MUD assessment that a comparable older home closer in would not carry. And when you go to sell in five years, you may be selling against a builder who is still putting up new sections nearby, which is a real consideration that almost nobody thinks about on the way in.

I-69 and the Grand Parkway

Richmond is the Fort Bend County seat, so the county offices, the courthouse and the appraisal district are here. That is useful to know when you need to handle something in person.

Schools and zoning

Most of the Richmond area is served by Lamar Consolidated ISD. If you are moving from inside Sugar Land you are probably used to hearing about Fort Bend ISD, and it is worth knowing early that these are two separate districts with separate boundaries, separate campuses and separate reputations. Moving a few miles can change your district entirely.

Lamar CISD has been opening new campuses to keep up with the growth out here, and that is the part buyers should plan around. Every new campus redraws boundaries around it. A home zoned to a particular school this year may be rezoned when the next school opens, and in an area building this fast, the next school is usually already funded.

None of that is a reason to avoid the area. It is a reason to do two things. Confirm the current assignment for the exact address in writing with the district, not from the listing and not from a neighborhood Facebook group. And if a specific campus is the reason you are buying, understand that you are buying a house rather than a permanent seat, and decide how much of your decision you want to rest on something the district can change.

Send me the addresses you are looking at and I will pull the current zoning on each one before you get attached to a floor plan.

Where people actually buy

The Richmond area splits into a few clearly different kinds of buy, and knowing which one you are making saves a lot of wasted weekends:

  • Large newer master planned communities. Full amenity packages, active builder programs, homes that need nothing for years. This is the bulk of what sells here and where most of my Richmond clients end up.
  • Established communities from the 1990s and 2000s. Mature landscaping, larger lots in some sections, lower MUD rates in many cases because the bonds have been paid down, and homes that will need updating. Often the better value on a monthly payment basis once you account for taxes.
  • Age restricted and active adult communities. A real and growing segment out here, with a completely different resale pool. Worth understanding before you buy into one, both for the lifestyle and for who your eventual buyer will be.
  • Historic Richmond and the river side. Older, smaller, with genuine character and a very different feel from the master planned side. A small market and a specific taste.

One thing worth watching before you decide where in Richmond to buy: the area around I-69 is getting a large mixed use development. I wrote up what is confirmed and what is not in Circle Oak in Richmond. New retail and grocery anchors change which parts of a city feel convenient, and that shift usually shows up in prices before it shows up in the listings.

The Richmond communities I work most are Candela, Harvest Green, Aliana, Trillium, Long Meadow Farms, Pecan Grove, Grand Mission and Lakes of Bella Terra. All of them sit north of the Brazos in ZIPs 77406 and 77407, and they do not share a school district. Candela and Lakes of Bella Terra are Lamar CISD, Harvest Green and Grand Mission are Fort Bend ISD, and Pecan Grove and Long Meadow Farms are split inside their own boundaries, with closed sales in both districts over the last six months. That is the whole reason I check the district on the exact address before we talk about floor plans. The newest arrival on that side of the river is Evergrove, the Toll Brothers and Tri Pointe community on FM 723 that opened for sale in September 2026.

Tell me your budget, your commute and whether you want new construction or established, and I will narrow this to the three or four that genuinely fit.

The Part Nobody Explains

Your mailing address is not your city

This is the single most useful thing I can tell you about buying in this part of Fort Bend County, and I learned how much it matters the hard way, while building a market report.

The postal address and the legal jurisdiction are two different things, and out here they disagree constantly. There are well known communities that carry a Richmond mailing address and sit in unincorporated Fort Bend County, outside the city limits of Richmond entirely. It runs the other direction too. There are neighborhoods that receive mail as Sugar Land while being governed as unincorporated county, which surprises people who assumed they were buying into a city.

Why it matters, concretely:

  • Your tax bill changes. A city line item either appears or it does not, and that is real money every month for as long as you own the home.
  • Your services change. Police response, permitting, code enforcement, trash and who you call about a drainage problem all depend on the jurisdiction, not the envelope.
  • Comparable sales get muddled. If a valuation lumps together homes across a city line, the resulting average describes a group that does not exist. I have seen this produce numbers that look authoritative and are simply wrong.

What to do about it takes about ten minutes. Ask for the taxing entities listed on the actual tax record for the specific address. If a city line appears, you are inside that city. If it does not, you are in unincorporated county, whatever the mail says. Do this before you write an offer, not after, and do it on every address rather than assuming it carries across a neighborhood.

The same discipline applies to the MUD line on that bill. Most newer communities here sit inside a municipal utility district that issued bonds to build the water, sewer and drainage systems, and residents repay that debt through an extra assessment. Newer districts with recent debt and fewer rooftops often carry higher rates than older ones. Get the exact total rate on the exact address, then put that number in your calculator instead of a rate you found online.

An Honest Read

Who Richmond actually fits

It works well if

  • You want new construction and are willing to negotiate with a builder rather than a family.
  • You want the most square footage and newest amenities your budget will buy.
  • Your commute is on the west or southwest side, or you work from home.
  • You would rather have a planned community with a full amenity package than mature trees.
  • You are comfortable doing the jurisdiction and MUD homework before you commit.

Look elsewhere if

  • You commute to the Medical Center or downtown every day. Missouri City is materially closer.
  • You want established Fort Bend ISD schools. That is Sugar Land, and it is a different district.
  • A high MUD rate would strain the monthly payment. Older communities closer in often run lower.
  • You want mature trees and a neighborhood that already looks finished.
  • You plan to sell within a few years while builders are still selling new sections nearby.

If the second column sounds more like you, tell me and I will point you at the areas that fit. Losing a Richmond sale is a much smaller problem than putting you in the wrong place.

Common Questions

Richmond questions, answered

Is Richmond TX actually part of Richmond?

Often not. The Richmond mailing address covers a large area of unincorporated Fort Bend County outside the city limits. Several well known communities carry a Richmond address while being governed as unincorporated county. That changes which city services you receive, what appears on your tax bill and who you call about a code issue. Confirm the actual jurisdiction on any address before you write an offer, because the postal address will not tell you.

What school district serves Richmond TX?

Most of the Richmond area is served by Lamar Consolidated ISD, which has been building new campuses to keep up with growth. Because new campuses mean redrawn attendance boundaries, confirm the current zoning for the exact address with the district rather than relying on a listing description or last year's map.

Why is there so much new construction in Richmond TX?

This is where the developable land in Fort Bend County still sits, so this is where the builders went. That gives buyers choice, incentives and homes that need nothing for years. It also means you are frequently competing against a builder's own inventory rather than another buyer, which changes negotiating strategy completely. Builders usually move on incentives and rate buydowns before they move on headline price.

What are property taxes like in Richmond TX?

Most newer communities sit inside a municipal utility district, or MUD, which issued bonds to build the water, sewer and drainage infrastructure, and residents repay that debt through an extra line on the tax bill. Newer districts with recent debt and fewer rooftops often carry higher rates than older ones. Ask for the exact total rate on the specific address rather than a neighborhood average, and put that real number in your calculator.

How far is Richmond TX from Houston?

Richmond sits southwest of Houston with access to Interstate 69 and the Grand Parkway. The Grand Parkway is what changed this area, because it made moving around the west side possible without going through the center. Commute times vary a lot by which part of the Richmond area you are in and which direction you go, so drive your real commute at your real departure time before committing.

Is Richmond TX a good investment right now?

Buy it for the house and the location, not for appreciation. Greater Houston carried a record 40,750 active listings in July 2026 with 5.5 months of inventory, a balanced market. In an area with heavy new construction you are also competing with builders who can discount, buy down a rate or add incentives in ways an individual seller cannot. That is good for you buying and a reason not to expect quick equity growth.

Compare The Area

Still deciding between areas?

Almost everyone who calls me about Richmond is weighing it against somewhere else in Fort Bend County. These are the other three markets I work most, written the same honest way.
